The MD of Bighorn received a Land Use Bylaw (LUB) Amendment Application and a Road Closure Application for the subject property in Dead Man’s Flats.
The LUB Amendment is to redistrict Lots 5, Block 3, Plan 1612266, and Lot 3B, Block 3, Plan 1308KJ (301 & 351 2nd Avenue, DMF) from Highway Commercial District – Dead Man’s Flats (HWY-DMF) to Dead Man’s Flats Commercial Mixed-Use District (DMF-CMU). The purpose of the DMF-CMU is to allow for and encourage a mix of commercial, residential, office, and other uses that serve the local Hamlet residents and the travelling public. Development in this district is intended to be compact, focusing on street-oriented design and a high-quality pedestrian environment.
The Road Closure Application is to close a portion of Road Plan 731490 to accommodate the proposed development and create a more uniform street edge with surrounding properties.
The public hearings for Land Use Bylaw 09-Z/23 and Bylaw 08/23 are concurrent because the bylaws are related, and the outcome of one may affect the other.
